Choosing the right community and home plays a critical role in how quickly you and your family will adjust to the change. My role as your Realtor and Relocation Specialist is to facilitate the process, easing the stress and strain of the transition.
 
Having personally experienced 5 international and multiple long-distance/local moves, I have practical knowledge of the process. I truly understand your concerns and can share valuable insight and helpful tips that only an insider would know.

Real Estate Referral
A Listing Agent from Coldwell Banker’s network of proven real estate professionals is carefully selected to market and sell your existing home at the highest sales price and in the shortest amount of time.
 
Departure Preparation
Assistance with the time-consuming details of relocation preparations provides a sense of order and control. Checklists and timelines enable your and your family to prepare and organize your move in a less stressful manner.
 
Relocation Packet
Various information will be provided including information on:
Area Communities, Neighborhoods, Area Businesses, Schools, Taxes, Insurance, Utilities, Recreation, Shopping, Dining, Home Buying, Mortgage Loans, etc.
 
Community Search
Finding a community that fits your lifestyle is paramount to adjusting to a new area. A Client Profile will provide the necessary information to help determine what factors are most important - proximity to office/airport, schools, recreation, shopping, etc. Touring various communities/neighborhoods will narrow the options and ensure a comfortable fit. Community and neighborhood information is available in print and on-line to provide details regarding demographics, features and amenities.
 
Lender Consultation
A mortgage loan officer will pre-qualify you for a home loan, determining the price range of homes for the search. The next step will be to submit the necessary documentation for loan pre-approval which strengthens the buyer’s negotiation power.
 
Home Search
The Needs and Desires Assessment will prioritize the features and amenities of the ideal home. Upfront analysis streamlines the search by eliminating homes that do not meet your criteria, effectively utilizing the limited amount of house-hunting time. Market knowledge and evaluation of the homes seen will be shared, including factors that may affect their value.
 
Contract Negotiation
Using Comparative Market Analysis data and market knowledge, the best price and contract terms will be negotiated. This includes the preparation of the sales contract and related addendums.
 
Option Period
In Texas, the buyer has the ability to purchase an Option Period. For a nominal Option Fee (typically $50 - $100), you will have a specific number of days (typically 7 – 10) to terminate the contract for any reason. This is typically used to have the property inspected. You then have the option to either move forward with the purchase, re-negotiate the contract for repairs or a lower sales price, or terminate the contract. If the contract is terminated, you forfeit the option fee. If you purchase the property, the option fee is credited at closing.
 
 Inspection
I will schedule and attend the inspection of the property.  If you are unable to attend, a copy of the report will be emailed within 24 hours. If repairs are necessary, an amendment will be written to re-negotiate the contract terms.
 
Liaison
I will be in constant communication with the Title Company and the Lender to ensure that the transaction goes smoothly. This includes arrangements for the Appraisal, Title Commitment, HOA Transfers, Survey, etc.
 
Utility Connections
When multiple providers are available, information will be provided for your selection. Through the Coldwell Banker Concierge program, utility services will be established.
 
Final Walk Through
Prior to closing, an appointment will be made to visit the property to ensure the condition is acceptable and all negotiated repairs have been completed.
 
Closing
The closing will scheduled. I will attend to answer any questions or concerns you may have. The Settlement Statement will be requested 48 hours before closing for review to check for errors or omissions.
 
Orientation
The tasks of obtaining a driver's license, school enrollment, registering pets, finding daycare, etc. are necessary and less stressful with personalized assistance.
 
Spousal Assistance
Help in finding opportunities for employment, community involvement, continuing education, and volunteer opportunities is available.
 
Homestead Exemption Filing
Once you have lived in your new home as of January 1st , you may file an application for a Homestead Exemption. This exemption reduces the amount of property tax. At the end of January, I will mail the necessary forms to you.
 
CAD Tax Appraisal
On a yearly basis, the County Appraisal District’s Property Tax Value will be reviewed. If the tax value exceeds the current market value, I will provide the necessary forms and documentation to appeal the CAD tax value.
